  1. Inspect your commercial roof regularly, particularly after high winds or heavy rains. Your maintenance crew should have a regular schedule of monthly inspections and your roof should be a high priority on that list. Often, if a small problem is caught early, repairs can be made that extend the life of the roof. However, if the roof is not regularly inspected and damage remains, what could have been a small repair may become a whole roof replacement necessity.

 

  1. Check your gutters and downspouts. If they are clogged with leaves or debris, water has the potential to back up with each rain, sending water under the eaves of your building. This water will travel to the lowest point before it becomes noticeable inside the structure, making it more difficult over time to determine where the problem actually resides.

 

  1. Only allow certified technicians on your roof for repairs to air-conditioning units. Wrenches, hammers or nails left behind by incompetent workmen, can cause serious roof problems over time. Commercial roofs are generally made of different materials than the traditional home shingle and they must be treated with special care to maximize the life of the roof.
